New to the estate

How do I move in?

Estate Management and Security are to be informed, at least one week in advance, of all intended move in dates. No horse and trailers (articulated vehicles) or containers will be allowed through the Main Gate. Please advise moving companies to use single axle vehicles or sprinter vans/shuttle vehicles. The Emergency Gate is for emergencies only and serves as an evacuation point for homeowners/residents and to allow emergency vehicles such as fire trucks access onto and off the Estate in the event of an emergency/disaster. The only time that the Emergency Gate will be used for “non-emergency access” will be to allow heavy equipment access onto and off the Estate when required as part of the building operations for specific plots. Refer to Estate Code of Conduct for further info.

What is the speed limit?

30km / hour at all times. Please drive carefully as there are children, residents, indigenous wildlife and pets around.

How do my visitors get access?

Visitors will only be permitted once telephonic or written approval has been given by the homeowner/resident to Security

Where can I or my visitors’ park?

Visitors may only park on your property, or in a designated visitors’ parking bay (Stone Village & Stonehurst Close) Vehicles may not park on open plots, public open spaces or on the roadway.

When is the refuse collected?

General refuse – Tuesdays – please ensure your refuse is out early and in a City of Cape Town black wheelie bin.
Recyclable materials (glass, tin, paper, plastic) – Mondays – please ensure your refuse is out early

How do I get a Wheelie Bin?

Apply through Reception (reception@stonehurstmountainestate.org)

How do I get post?

The post is delivered to the Post Boxes, situated at the entrance to the Estate, by the Post Office staff. This only occurs weekly. The nearest available Post Office boxes are at Blue Route Mall Tokai. – see the diagram below

How do I get a telephone?

Telkom and Smart Village provide telephone services to the Estate and application could be made directly to either of the companies. The telephone number is to be provided to Estate Management as soon as the line is installed to enable contact by Security.

How do my service provider / builder get access?

All contractors / labour etc must be registered with Estate Management, and register on the biometric system for access

What does Security do (and don’t do)?

Security control access to the Estate, ensure the perimeter fence is operational and patrolled, and do regular 24 x 7 patrols throughout the Estate. Security are not permitted to hand out business flyers, take messages for residents, accept post or parcels on behalf of anyone, keep keys or other items for visitors / residents.

What about my pets?

Stonehurst allows pets, but please consult the Code of Conduct for the rules surrounding pets. All pets must be registered with Estate Management (with a photo in case the pet is found or goes missing).

Can I plant whatever I want?

Stonehurst Mountain Estate is within the protected area of the Table Mountain National Park and as such, only plants indigenous to the Western Cape may be planted. Other plants may be kept in pots in limited quantities, on written application to the Estate Management.

What are the times of access / building hours for the Contractors or Service Providers?

Monday to Friday 07h00 to 17h00 (Estate to be vacated by 17h30)
Saturday By prior written consent only – 08h00 to 13h00 (Estate to be vacated by 13h30)
Sundays & Public Holidays No work permitted

Builder’s Holiday No work permitted from Mid December through to mid January, actual dates are advised by Estate management and vary annually.

Can I use the gym and / or pool?

All residents may use the gym and the pool, provided the levies for your property are up to date.
All gym and pool users must be registered on the gym biometric system and use this system to enter.
The large pool is used for training only and no children under 14 may use the large pool other than under supervision for training purposes.

How can I hire the entertainment facilities?

No children under 12 years of age may use the lap pool without being specifically supervised by a Body Excel employee.
Contact the Events Co-ordinator for a quote for your specific needs, the details can be obtained from Estate Management at the Lifestyle Centre.

What levies do I pay and when?
  • Normal levies
  • Building levies – While in the process of building (12 month period), penalty levies are stopped, and a building levy is introduced.
  • Penalty levies – If the building period has been exceeded the vacant property will be subject to penalty levies.
  • Fines – There are a number of items in the Contractors Agreement, and the Code of Conduct which may result in fines being issued by Estate Management for non-compliance. These normally follow written warnings. Property owners are ultimately responsible for any fines incurred by their contractors, service providers or visitors.

What is the Architectural Design Manual / Design Guidelines?

Stonehurst Mountain Estate is set against the slopes of the Silvermine Mountain and abuts the Table Mountain National Park, and the dwellings on the Estate should be designed and positioned in such a way that they would form an integral part of the natural landscape. The Architectural Design Guidelines (Design Manual) sets out the Urban, Architectural and Landscape Controls with which the homeowners will have to comply, and forms part of the Stonehurst Mountain Estate Owners Association’s (SMEOA) Constitution. In terms of the Agreement of Sale and the Constitution, owners will be obliged to submit their drawings (including two Landscape Plans and an irrigation layout diagram) to the Design Review Committee (appointed by the SMEOA) for design approval, before submitting them to the local authority for final approval. Approval or rejection of the design is entirely at the discretion of the Design Review Committee.
